View HealthcareDesign Magazine | Modular Prefabrication Processes Gaining Momentum

HealthcareDesign Magazine article (Dec 2012): Is Healthcare Next to See a “Game Change” in Modular Building? compares the successes of modular, prefabrication design-construction projects of private developers with recent healthcare projects.

Excerpt: The source of the excitement was the use of modular building components—prefabricated pieces, whether for patient rooms or MEP racks—being built offsite and then brought into a facility for quick installation. Not only did the jurors note the innovation involved in thinking outside the box, but also the inherent benefits that come with it, like shaving time off the schedule, reducing construction waste, lowering labor costs, and heightening quality.

2012 Federal Sector Design-Build Conference | Turner Construction and the US Army Health Facilities Planning Agency (HFPA) Advanced BIM Case Study ClassMartin Miller (left) and Jeff Bauer (center) from Turner Construction

During the 2012 Federal Sector Design-Build Conference, Turner Construction and the US Army Health Facilities Planning Agency (HFPA), provided an informative & entertaining Advanced BIM | Design-Build educational program titled:

Utilizing BIM to Leverage Knowledge & Coordination Across the Project Delivery Team

Turner Construction | Fort Benning Army Hospital | GeorgiaMartin Miller, LEED AP of Turner Construction kicked off the session alerting attendees “We’re here to serve up the BIM Kool-Aid” — and then promptly pulled out the classic “smiling Kool-Aid pitcher” filled with red Kool-Aid.

Turner Construction’s staff featured their successful BIM – connected design and construction processes they’re using to construct the The Fort Benning Hospital.

Jeff Bauer VDC Engineer \ BIM Manager for Turner Construction highlighted the team-value, obtained from the following Revit, BIM processes & technical processes:

  1. There was extensive use of BIM animations and rendered images to communicate across the team for proposal creation and responding to the RFP process.
  2. BIM X-Ray Images: BIM models viewed with shaded, but semi-transparent surfaces for team coordination review.
  3. BIM modeling & embedded data was used for Field Management, Construction Site Safety Planning & Construction Logistics-Phasing Planning
  4. Managing Room Content Lists & Schedules with Revit to assist with project programming & scope.
  5. Storage & Bandwidth was always monitored to efficiently manage 200 models (5GB). Managing  data & file sizes required a fast onsite network, consistent BIM model-graphics standards & methods for revision control.

Turner used their (JOBOX) mobile BIM Labs; that were located in three main campus buildings (Hospital, North Clinic, and South Clinic)

Turner Mobile BIM Lab JOBBOX for Virtual BIM Construction Processes

Turner Construction created an Onsite BIM Lab to manage the daily Design, BIM & Construction Processes. Here are a few outcomes and processes utilized within the lab:

  1. Navisworks was used regularly every day to plan, evaluate models and simulate construction decisions & processes.
  2. Everything in scope was modeled prior to construction.
  3. Shop drawings coordination using an IFC file format
  4. Commissioning documentation is created as construction progresses to expedite submittal.
  5. Prefabrication process was used extensively; including the use of bar coding of prefab assemblies; that defined their installation locations. QR codes for material tracking from manufactures to site, provided delivery for installation to the correct location on the campus.
  6. A completely committed team working within a BIM process; underscored the schedule + budget value of EVERYONE using and participating in the BIM process.
  7. The BIM process’ significant contributions to project schedule & budget; keeping a very aggressive program on schedule and within budget.

Turner Construction | BIM for Safety Planning | New York City Department of Buildings Approves First 3-Dimensional BIM Site Safety Plans

New York City Department of Buildings Approves First 3-D BIM Site Safety Plans

The BIM process has enabled the sub contractors to leverage the geographically-positioned (GPS) BIM-enabled modeling. Our teams collect point locations from the coordinated BIM model (In the Office) for layout in the field.

An excellent example of this time saving, safer, and efficient capacity is installing 100,000+ hanger inserts in metal deck before concrete is placed.

This traditionally is done from the underside after the concrete is placed, using a ladder (Less safe), drilling up into the underside of concrete. One worker could install approximately 20 holes a day.

The GPS \ BIM-enabled process, empowers a crew of 3 workers to install (From top of metal deck and walking with no ladder needed– Safer) to install 750 hanger inserts\day.

Installation is much faster and safer – Simply walk to the location and screw in the threaded rods for pipe hanger racks, cable tray, electrical conduit racks, etc.

Thank you | My \ Our thanks to Jeff Bauer, VDC\BIM Manager for Turner Construction for providing images & editorial review.

Why is Revit 3D Model Text in Bradley Revit Toilet Partitions?

View-Download Bradley Revit Toilet Partition FamiliesBradley Revit Toilet Partition Families are downloaded thousands of times each month from the Bradley Revit Library and the Bradley Autodesk Seek Library.

When a Revit toilet partition family is downloaded from the Bradley site; you receive the the Revit family AND a simple PDF Instruction Guide when the file is unzipped:

  • Instruction File: README-Bradley_Partition_Instructions_Revit.PDF

Bradley Revit Toilet Partitions | README Bradley Partition Instructions Revit

Visitors many times, didn’t see the Instruction Guide in the unzipped folder and would contact us with questions.

Or, sometimes as the toilet partition family was emailed or moved from the unzipped folder, the Instruction Guide did not stay with the family.

To minimize technical support calls; we incorporated this technical support message as 3D Revit Model Text into the Bradley Revit Toilet Partitions families:

PLEASE READ THE  PARTITION INSTRUCTION FILE BEFORE USING!

THE VISIBILITY FOR THIS NOTE CAN BE TURNED OFF IN THE VISIBILITY GRAPHICS OVERRIDE OPTIONS(VG) UNDER SPECIALTY EQUIPMENT–>INSTRUCTIONS

OR –UNCHECK THE Instructions On-Off Visibility BUTTON IN THE FAMILY TYPE DIALOGUE BOX

Typically, most BIM or VDC Managers will test and prep a new Revit family; prior to releasing the family into their projects and standard BIM library.

We found most BIM/VDC Managers simply open the Bradley toilet partition family and delete the 3D text. The 3D Text, serves as a reminder of the Instruction Guide; which they can include in their email attachments with the Bradley Revit Family.

Revit Toilet Room with Bradley Advocate AV-SerieTouchless Handwashing System, Mirrors and Toilet Partitions

Over the last 18 months, the 3D Model Text instructions have greatly minimized our toilet partition support calls. Our Bradley Revit toilet partition downloads have dramatically increased to serve our clients’ projects.

We continue our Bradley Revit toilet partition model development; based on incoming clients’ requests, ideas and comments. Please consider using the Contact Us Page to share your ideas. We appreciate your feedback and add our clients’ ideas to our wishlist of options for future versions of Bradley Revit Family models.

Thank you for your consideration of Bradley BIM Models & Products for your projects.

Keys to Designing Your Successful Revit 101 Basic Training

$

Facing Revit's Blank Screen Can Be Challenging for New UsersA Blank Revit Screen Can Be Challenging for New Revit Users Once They Leave Class

Below, are common training experiences, that owners and BIM managers have shared with me; after they sent their staff to Revit 101 Basics Training.

We sent our staff to 3-days of basic, Revit 101 training and when our staff  returned; they

  • couldn’t start a Revit project from a Revit template.
  •  didn’t know how to load a Revit family from a folder.
  • weren’t sure how to print Revit Views & Sheets
  • created TEXT for a room name; without realizing how to insert a Revit Room Tag.
  • understood only a few options for creating & editing dimensions.
  • lacked basic competency for using placing views & sheet layout process.
  • weren’t sure how to create Drafting Views or loading of Drafting Family Components.
  • couldn’t edit Revit wall placement or components by editing Revit dimension values.
  • were unable to start or setup a basic Revit schedule.
  • could place lights, but couldn’t start or edit a custom reflected ceiling boundary
  • had little experience with basic editing commands (copy, mirror, offset, align, rotate)
  • felt the instructor was very Revit knowledgeable; however the training process did not deliver the results of self reliance.

Stop! Before you take a Revit class -- cconsider these points when you interview the Revit consultant, trainer or training company for delivering your Revit 101 training delivery processes.

Stop and consider these points when you interview the Revit consultant, trainer or training company that will deliver your Revit 101 training processes.

Class Courseware Content: Pre-built vs Start-From-Scratch

  • While pre-built Revit class content can expedite Revit training; it can also handicap a user’s learning process by leaving them unaware of how the content was created. The class should provide a balance of both pre-built & start-from-scratch content.

Effective Revit Training Emphasizes Workflow Processes

  • When basic Revit features are woven together in the correct sequence; they become efficient Revit Modeling & Documentation Processes. Design and construction firms customize these processes for their application. Training Needs to Focus on Process.

Courseware and Instructor with Project Experience

  • Identify the project experience of the trainer and which is embedded in the courseware. Are you better served with a trainer and course material that serves your organization’s specific implementation goals? Custom training may carry a higher price. However, your Return On Investment (ROI) will be faster if you can immediately apply it to your ongoing and incoming projects.
  • Request class outline with both the trainer-consultant’s training & project resume’.

Review Class Size and Total Class Time to Practice Courseware

  • “The Revit class had too many students or the students background was so different that  class moved too slowly to effectively teach ALL of the content.”
  • The Revit class content covered too much material which provided too little time to practice and work through the exercises. Practice time creates questions; which provides students answers on how to handle situations they will encounter after class.
  • Inquire on the number of attendees in your class. A class size of 5-7 students works well for most instructors. When the class size exceeds 6 attendees; the instructor needs a successful history of both engaging the attendees and effectively covering ALL of the courseware material.

bim_key_to_specificationsThe Key –Invest the time to interview and choose the person and/or organization; that will help you plan, document, budget and execute your successful Revit transition. Your selected Revit educational plans, MUST include the core deliverable –of  self-reliance.

Revit training is a  key, core component and cost for your Revit implementation and transition process. Choose this person and/or organization carefully before you begin.

Key Beneftis of BIM Process

What key benefits are design and construction firms realizing by using a BIM process?

This question came from the audience last week at my ASPE – Baltimore BIM presentation; “How BIM Changes Everything“.

BIM benefits are shared by architects, engineers, contractors, owners; derived from their projects and documented in numerous case-study reports. They list benefits that are

  • financial, providing project cost savings and improved profitability.
  • the firms’ competitive edge to winning projects and recruiting talented staff.
  • strategic, game-changing processes that are reducing traditional project timelines.
