Revit for Restaurant & Dining Prototype Buildings can deliver both business and design value — IF implemented correctly. While my Revit implementation clients have been Design and construction firms; several have been restaurant & dining chains.

A Strategic Assessment & Revit Implementation Plan; helped more than a dozen restaurant chains, review their potential ROI for transitioning to Revit-BIM processes.

Whether their franchises were selling coffee, donuts, burgers or subs; their visitor traffic was  walk-in, drive-thru or both. Excerpts:

Encourage use of BIM and prefabrication
Forty-three percent of the contractors surveyed report that BIM use improves project safety, and nearly half of those using BIM cite the ability to identify site hazards before construction begins as a major factor, with clash detection also noted by nearly a quarter.

These findings suggest that encouraging BIM use could have a material impact on safety.

In addition, 49% of contractors find that using prefabrication/modularization on projects has a positive impact on safety. While prefabrication is not a universal solution, it is still underutilized in the industry, and interest in these approaches by project owners when appropriate would encourage wider use, thereby potentially improving site safety.

Several Autodesk University 2014 classes featured contractors sharing their use of BIM to Manage the Construction Site Assets & Safety –and BIM for  Constructing the Building.

The world’s leading contractors have completely DIGITAL construction sites. The larger the project, the more dependent they are on BIM and digital technologies.

This includes oil & gas exploration and mining; which are long-term construction sites.

Contractors use BIM to Manage the Daily & Weekly Positioning of Construction Site Assets. These models and respective paperwork are reviewed weekly by Site Safety Engineers & submitted to governing agencies.

Here are a few KEY business points on how BIM-based Contractors use BIM to

1. create REPEAT client business
2. engage their successful Team Members on future projects,
3. prefabricate MEP systems and room configurations,
4. plan & phase construction project processes, plan and improve safety,
5. track, manage & financially plan construction site assets,
6. order and install their proven Building Product Manufacturers (Supply Chain)

Example: Contractors use Conceptual BIM to Manage the future placement of construction cranes. This conceptual model uses color-coded massing shapes –to represent Crane Heights & Safety Clearances at various locations of the project.

Safety plans are submitted with the crane heights & placement images shown above.
Plans are coordinated with aerial and Google Earth images.

Contractors place multiple “Job Trailers” on the construction site. This project had 5 job trailers to coordinate the daily digital construction activities.

— Skanska Revit-MEP Prefabrication | Ford Assembly Line Flash Back? —

The construction ‘Coordinated’ as-built Revit model is updated daily with daily site work accomplishments in these trailers. Weekly construction phasing of materials, labor & equipment requirements are planned from these trailers using multiple Revit model files.

It was interesting on how BIM was used to visually plan work areas and workflow within the trailers.

A high-speed, wireless network is integrated throughout the construction site to transmit data & GPS coordinates of site assets to\from the job trailers.

Using mobile technology, portable site assets are tagged with wireless transmitters and their GPS positions are tracked as they move around the site. Wireless transmitters provide real-time asset locations on the PM’s and Foremen’s smartphones & tablets.

QR Codes are attached to assets for financial planning & tracking. Many construction site assets are used short-term (rent \ lease) and then they are removed from the site.

Contractors use these portable BIM Workstation Carts throughout their construction sites to record and transmit BIM files & data between the “job trailers.

The Bradley BIM Initiative (founded in 2009) achieved several new milestones for serving architects, engineers, contractors and facility owners using BIM processes and Revit. In 2014, Bradley BIM expanded its roles into these processes:

1. BIM for MEP General Contractor (GC) Prefabrication
2. Revit Content Interoperability (Bentley)
3. Revit Model Data Standards
4. Design-Build | Integrated Project Delivery (IPD) with an Expanded Digital Toolset
5. Revit As-built Model | General Contractor Collaboration

1) BIM for MEP General Contractor (GC) Prefabrication

In late 2013, I visited several BIM-based MEP GC fabricators; that were using Bradley TMV and re-circulation stations models in their CADmep plumbing fabrications.  One firm was constructing one of the nation’s largest corporate facility projects. Throughout 2014, we confirmed national MEP GC\Fabricators using Bradley Revit models.

In early 2015, Bradley TMV, re-circulation mixing stations, dialysis boxes and shower valve Revit models will be configured & available –to serve both SysQue (Revit) and CADmep (AutoCAD) for plumbing fabrication clients.

2) Revit Content Interoperability (Bentley)

Our thanks to Bentley for using the Bradley Revit Family Library (1,000 families) as part of their larger data set –to test Revit family import stability \ integrity in the new AECOsim Building Designer V8i (SELECTseries 5) software.

Bentley’s Technical Manager (a former Revit Manager) for this project, focused on

1. maintaining the Revit family geometry’s dimensional integrity,
2. retaining the Revit family parametric & visibility control behavior,
3. retaining the embedded parameter data type values,
4. retaining the Revit family types (embedded or family catalogs)

This new feature immediately provides Bentley users access to 10’s of thousands of Building Product Manufacturers’ (BPM) Revit families in their native RFA file format.

3) Revit Model Data Standards

This summarizes the Bradley BIM 2.0 Library Updates; that we finalized uploading to the Bradley Revit Library during October 2014.

New embedded Bradley BIM Shared Parameters are designed to assist BIM \ VDC and FM Managers with

1. Revit Model Data Collection & Management,
2. Scheduling & Tagging,
3. Design & Specification and
4. Operations & Maintenance processes.

Bradley BIM Learning Academy is launching its 2015 FREE BIM Lunch-N-Learn Webinar Series for BIM & VDC Management Teams  –in March 2015.

1. Initially, the Lunch-N-Learn Webinars will be available only in the US and Canada through June 2015.

This research study focuses primarily on BIM users in Australia and New Zealand and it shows that firms in these countries, though relatively new to the use of BIM, recognize its value and are planning to deepen their BIM investments. In fact, 51% of firms are engaged with BIM on more than 30% of their projects today, and this number is expected to increase dramatically in the next two years.

So, one day you’re walking down the street and someone jumps out and says to you,

“For a million dollars, tell me five great things about using Powder Coat Paint technology!”

Before that day arrives –here are five sustainable and quality-based benefits for using Powder Coat Paint products; like Bradley Powder Coat Steel Partitions:

1. Powder coating emits zero or near zero volatile organic compounds (VOC’s).
2. Powder coating can produce much thicker coatings than conventional liquid coatings.

Each month we export Bradley Safety Fixture Revit files to ACIS (*.sat) file format; that can be imported into 3D manufacturing software programs, like Solidworks.

We are also asked to convert these same Safety Fixture Revit files to 3D AutoCAD (*.dwg)  files for several Process Pipe design programs.

These global clients are serving  and designing for the following industries;

• oil , gas and mining production,
• food and chemical processing,
• construction site safety,
• manufacturing  and work-cell layouts,
• material handling layouts,

They use 3D manufacturing design software (Solidworks), AutoCAD-based process piping programs or AutoCAD Civil 3D –to design their projects.

In March 2014, Bentley announced  their direct file support of Autodesk Revit Family files by AECOsim Building Designer V8i (SELECTseries 5) BIM software. We did not receive any requests for Revit file translations for Bentley in 2014.

Revit 2016 and AutoCAD 2016 will be the last versions offered with Perpetual Licensing for Stand-Alone Desktop Software.

Autodesk Software Licensing  for standalone desktop software will transition from perpetual licensing to desktop subscription licensing on February 1, 2016.

Perpetual Licensing for Autodesk Suites Licenses Will Remain Available After February 2016.

February 1, 2016, marks the end of “perpetual licenses for standalone desktop products,” clarified Andrew Anagnost, Autodesk Senior VP. “The suites [such as Building Design Suite, Product Design Suite, Entertainment Creation Suite] will continue to be available as standalone desktop products for some time, but that won’t last forever.”

Customers with perpetual licenses purchased prior to the cutoff date can continue to use their products with support from Autodesk. If these customers are on maintenance contract, Autodesk is expected to keep their perpetual desktop titles current with updates.

Defining License Terms and Costs

Perpetual License: A software license you own that runs with no time limits. A perpetual license for one seat of standalone AutoCAD 2015 is $4,195.

Maintenance Subscription: An annual maintenance contract that you can purchase with a perpetual license to keep the software up to date. Maintenance Subscription for AutoCAD is $545 per year.

Desktop Subscription: An annual or monthly rental contract that entitles you to run the latest version of the software. At the end of the rental period, if you don’t renew, the software stops working. Desktop Subscription for AutoCAD is $1,680 per year or $210 per month. In the first phase of this transition, new seats of individual desktop software products, excluding Design and Creation Suites, will generally be available only as a Desktop Subscription after Jan 31, 2016.

Desktop Subscription is available as monthly, quarterly, or annual plans. Autodesk will introduce 2-year and 3-year multi-year Desktop Subscription plans in March 2015.

If you have standalone desktop licensing, engage your Autodesk Reseller on your options prior to renewal of your Revit 2016 or AutoCAD 2016 Maintenance Subscription.

Autodesk has been educating their client-base on this transition for several years. Several Autodesk licensing processes have also pointed towards this transition:

1.  Autodesk Software Rental Plans | Monthly – Quarterly – Annually
2. How the Cloud Changes Everything | Licensing, Workflow & Procedures
3. Autodesk Suites provide more software licensing functionality for a packaged price.
4. Autodesk will only support the last 3 versions of a software product
5. Annual Maintenance Subscriptions is a budgeted method to keep software updated.
6. Autodesk Network Versions  Provide Free Home Software Licensing (1 year license)

As Revit-BIM Level-Of-Development (LOD) standards are integrating the initial BIM Level-Of-Detail standards; LOD is functioning as a lightweight project management tool.

LOD is measuring\monitoring the projects’design + construction progress and completion deadlines. LOD is becoming a functional ingredient to Owners’ BIM Execution Plans; while improving the model-building communications between project team members.
LOD is demonstrating its potential to measure Return-On-Investment (ROI) for individual Revit and/or BIM processes.

I’ll be traveling with the Bradley International Team in Dubai to meet with several Revit\BIM-based design, engineering, and construction firms with their building owners.

Dubai BIM Mandate: Dubai Municipality became the first public authority in the Middle East to mandate the use of building information modelling (BIM) for most large-scale projects in the Emirate.

Our meeting agenda will provide me with the opportunity to visit a project; where I served as Senior Revit Training and Technical Consultant for the Masdar Headquarters.

I provided the initial training for 30+ Chicago architects, while configuring and documenting the initial Revit project standards. As a technical adviser to the IT Manager and BIM Manager; I served to define server, systems, software, network, and Revit workflows-workset configurations.

My project goal; provide a foundation of best practices, Revit training, project standards and support; upon which the project team could become self-sufficient.
